A Marrano home is built through four structured phases: purchasing, design selections, construction, and closing. Our team guides you at every step to ensure a smooth, informed building experience.

Most homes take approximately 6–9 months from the official start of construction to closing, depending on weather, product availability, and utility scheduling. Once the windows are installed, your timeline becomes more predictable.

Model homes showcase a variety of upgraded finishes and design options. Your completed home will reflect the structural selections and finishes chosen for your contract.

Structural changes must be finalized before the building permit. Once building begins, structural changes are limited and may result in added cost or schedule adjustments.

Design Center & Personalization

Your design selections begin shortly after signing your purchase agreement. Our Design Center team guides you through cabinetry, countertops, flooring, fixtures, and more.

For safety, warranty, and scheduling reasons, customer‑supplied items cannot be installed during construction. You are welcome to install them after closing.

Construction, Scheduling & Site Access

Yes—scheduled visits are welcome. For safety reasons, all site visits must be coordinated with your Construction Manager.

Weather, product availability, and utility timelines may affect scheduling. Your Customer Coordinator will communicate any changes and provide updates throughout the process.

Warranty, Home Care & Settling

You may contact the Customer Care team Monday–Friday, 8 AM–5 PM via phone, email. Emergency issues should be reported immediately.

The warranty outlines protection for key systems, materials, and workmanship. Full details are provided in your Home Care Handbook.

Around 10 months after closing, Marrano schedules a follow‑up visit to address normal settling items such as drywall cracks and minor trim repairs.

For issues like loss of heat, gas leaks, or major plumbing concerns, contact the emergency numbers listed in your Home Care Handbook or the appropriate utility provider immediately.

Maintenance, Efficiency & Exterior Care

Follow the seasonal checklists in your Home Care Handbook, including HVAC filter changes, gutter cleaning, humidity control, and exterior caulking.

Using programmable thermostats, maintaining proper humidity, and performing routine maintenance can help maximize energy efficiency in your Marrano home.

Yes—these are normal signs of settling and will be addressed during your 10‑month service visit.

Allow asphalt to cure for at least one week before regular use. Avoid heavy loads and chemical spills, and consider sealing the driveway after one year.

Community, HOA & Closing

If your community includes an HOA, you will receive contact information and guidelines at closing. The HOA manages community standards and common areas.

Your orientation is your final walk‑through before closing. Bring any questions and review all finishes and systems with your Marrano representative.
